Title Deed & Tax Calculators

Calculate the title deed fee, capital gains tax and shared title deed (hisseli tapu) split you'll encounter in a Turkish real estate transaction, in seconds, using current official rates.

1. Title Deed Fee Calculator

The title deed fee (tapu harcı) is 4% of the declared sale price. By law, 2% is paid by the buyer and 2% by the seller (in practice the parties may agree on a different split).

2. Capital Gains Tax Calculator

If you sell your property before a full 5 years have passed since acquisition, the resulting gain is subject to income tax. For sales made after the 5-year holding period, the gain is fully exempt (tax-free).

The 2026 exemption amount is 150,000 TL. This tool provides a simplified estimate based on the difference between sale price and purchase price — in the real calculation, the purchase price is indexed to the Yİ-ÜFE (domestic producer price index), which generally lowers the taxable base. So your actual tax liability will likely be lower than this estimate.

3. Shared Title Deed (Hisseli Tapu) Calculator

When a shared-title property is sold, each co-owner's amount is determined by their share/total-share ratio on the title deed. Enter the share and total-share values from your title deed (e.g. 450 shares out of a total of 5,745).

Title Deed Appointment & e-Devlet Process Guide

1. How to Book a Title Deed Appointment

  1. Log in to turkiye.gov.tr with your Turkish ID number and password (or e-signature/mobile signature).
  2. Search for "Tapu Randevu" (Title Deed Appointment) and select the Land Registry and Cadastre Directorate's appointment service.
  3. Select the transaction type (sale, mortgage establishment/release, inheritance transfer, donation, etc.).
  4. Select the province, district and title deed office where the transaction will take place.
  5. Pick a suitable date/time from the available slots and confirm the appointment.
  6. Your confirmation arrives by SMS and e-Devlet message; bring your ID to the office on the appointment day.

Alternatively, the same process can be completed directly via randevu.tkgm.gov.tr.

2. e-Devlet Login & Required Documents

Login methods: Turkish ID number + password (free from PTT branches), e-signature, mobile signature, or login via some banks' internet/mobile banking.

Documents typically required, depending on transaction type:

  • National ID card (valid passport for foreign nationals)
  • Biometric photo taken within the last 6 months
  • Mandatory Earthquake Insurance (DASK) policy — required for residential sales
  • Power of attorney — notarized, if the transaction is carried out by a proxy
  • For foreign buyers: valid passport and Turkish tax number, if available
  • For citizenship-related sales: SPK-licensed appraisal report

3. Municipal / Market Value Procedures During the Citizenship Process

  1. Apply to the Real Estate Tax Office (Emlak Vergi Dairesi) of the municipality where the property is located (some municipalities also allow this via e-Devlet).
  2. Request the market value certificate (rayiç bedel belgesi) with your title deed information and ID — this document shows the property's current value per municipal records.
  3. Check for and settle any outstanding property tax debt (no debt may exist for the title transfer to proceed).
  4. The market value certificate is added to the citizenship application file together with the SPK-licensed appraisal report.
  5. The documents are submitted to the Land Registry and Cadastre Directorate to apply for the "Conformity Certificate."
